Unacceptable - Watch Out, Buyer Beware! Based on the reviews and the 100 day warranty we chose this company. Steve was on time for inspection and friendly. However, on move-in day we noticed a bulge on the garage ceiling directly underneath the bathrooms. We called Steve the next day and he came out to look. He stated he didn't know how he'd initially missed it but to keep an eye on it. That night we called him after noticing it leaking while using the bath. He commented that the insurance he offered not a week prior was no longer valid and there was nothing he could do. We called a plumber who identified the issue within 5 minutes after arriving stating it had been that way for awhile. The leak was fixed for $65 but we are stuck with the pre-existing water damage. We're upset with ourselves for not catching this before buying, it's a noticable bulge with a light yellowish stain to it. How could we have not seen it? That's why you get the home inspections, right? Hopefully he'll catch any issues your home might have.

Top of the Line - Highly Recommended Steve did a great job inspecting my home! I was a first time buyer and didn't know what to expect out of an inspection. He was thorough and took the time to answer my questions. He had the report to me within a few hours and we were thrilled with the detail! Thank you Steve for a job well done!!

Top of the Line - Highly Recommended I enormously appreciated the quick reply to my call. The report that was delivered was inclusive of every possible detail imaginable -- things that would have never crossed my mind. I am buying my future home with confidence knowing exactly the good, the bad and the ugly. You are told the honest truth and not just given a pat on the back and sent on your way. There is a tremendous amount of work that goes into inspecting and preparing reports for these properties. The issues that were found and the photographs taken ( ! ) left me knowing I had found one of the most reliable home inspectors out there. A very pleasant team of people. Professional, but down to earth. Helpful in every possible way.

Top of the Line - Highly Recommended Steve provided a complete complete inspection inside and out. His inspection report is highly detailed and includes photos of the problem areas that arise. I would highly recommend Steve to any home buyer.

Top of the Line - Highly Recommended I have never met a more thorough and honest home inspector. Steve has done inspections for me on the buyer and seller side, and has been completely honest with all his findings. He is professional, thorough, and very complete in his detail work and computer reports. He even gives a FREE 90 day warranty with all his inspections -- a nice added feature! I would highly recommend him for home inspections before you decide to sell as well as afterward!

Top of the Line - Highly Recommended I highly recommend Steve Guardino for your home inspection. He is thorough and concise. The computerized report he compiles is easy to read, and has documentation with pictures of the items that are unsafe, and or need repair. He had to come back 2 times to my property, as the H2O had not been turned on by the seller for the inspection, so he inspected everything but the plumbing the first time, and when the H2O was finally turned on,(1 and 1/2 weeks later), he came back a second time to inspect the plumbing...with no extra charge! He also coordinated the termite inspection for me, to be done on the same day as the inspection. He additionally found information about the property from the city that was pertinent to the sale and closing! You will definitely feel knowledgeable about your property if you have it inspected by Mr. Guardino. D.L.Robson-Roen

Top of the Line - Highly Recommended The service Steve provides is extremely thorough and professional. He made the whole process easy for me. Since I work out of town that was very important. He coordinated the appointment with my realtor and the pest control company. Allowed me to fill out paperwork and even pay on line. His report was detailed and easy to understand. He answered my questions and returned every phone call. I could not be more satisfied.

Top of the Line - Highly Recommended Steve went thru my home with a fine tooth comb. I live out of state but Steve was very thorough, with detailed reports and digital photos it was as if I were standing right their with him. If their was something I did not understand he returned my calls right away. Scheduling with Steve was quick and easy and although we change the inspection date several times he was accommodating. He even came back the day I arrived in town for my closing, and went over everything whith me in person. As a realtor in Virginia and Maryland I have the opportunity to work with inspectors all the time. Steve's one of the best...It's good to have someone who looks out for you!! Thanks Steve..

Top of the Line - Highly Recommended Steve is very thorough and very conscientious. His reports include detailed descriptions & digital photos of every phase of the home inspection. His website allows you to view his calendar, schedule an appointment, and even pre-pay on-line with a credit card (GREAT for out of town buyer's...no more waiting for the check to arrive via snail mail). You will have access to preview the report and print it out as well if you want a hard copy. He also provides a warranty - great peace of mind for the home buyer! Jeanine Volpe

Top of the Line - Highly Recommended Professional in manner and way of doing business. Detail-oriented and I believe completely trust-worthy. Top of the Line - Highly Recommended I cast my vote most enthusiastically for Mr. Stephen L. Guardino of Flagler Home Inspections. I just moved to Palm Coast from VA and did all possible research, starting with the Palm Coast Chamber of Commerce and the Better Business Bureau, on the best Home Inspector I could retain so that I would make the most sound house purchase decision I could make. It all pointed to Flagler Home Inspections. Now that I have located that perfect house and received an extremely thorough, top-to-bottom, side-to-side inspection by a highly experienced and knowledgable professional..I am ready to make this home purchase with the utmost of confidence that I know its pluses and minuses, and in a very timely manner. Top of the Line - Highly Recommended A year ago my wife and I fell in love with Palm Coast and decided to move there. We finally sold our home and flew down to Palm Coast two weeks ago to find a home. We spent two weeks with brokers and on our own searching the streets of Palm Coast for the perfect home. The market is so hot that every time we found a house we liked it was already sold . Then three days before we had to fly back we found a home ;made an offer and it was accepted. The house was not new so it was important to us to have a home inspection and wanted to be there while it was conducted We spoke to Steve and even though he had another inspection that morning he agreed to help us and even skipped lunch so he could meet us at the property at 1 0pm since our plane left from Orlando at 5:30pm. We were a real pain in the A** following him around in 90 degree weather asking all sorts of questions. He was patient and answered all our questions and posted his report to a web sight that night A++++++++++++++++

This is our first and only dream house. The reports filed at each stage of the construction, augmented by pictures and frequent E-mails helped to keep us involved and, most importantly, saved us money by pointing out ommissions and details that the builder may have overlooked.His professionalism was outstanding. His reports were excellent, thorough and simple to comprehend. I can't imagaine anyone building a home in Palm Coast from out of state doing so without the services of an inspector. Top of the Line - Highly Recommended I hope I am at the right spot. My name is Lenny Lyons now living near Beaufort, South Carolina. My wife and I have decided to move to Palm Coast, Florida and located a wonderful home in the area for sale. Our agent contacted Flagler Home Inspections and Mr. Steve Guardino was assigned to conduct the pre purchase inspection. We can not tell you how pleased we were with Steve and his professional demeanor and report. He conducted an extremely detailed inspection that must have taken at least three hours or more. Every detail of the home was gone over with a fine tooth comb. At the end of the work Steve pointed out the results and informed me that he would send a full written report within a few days, and as promised I received the report. It was extremely detailed and professional, including beautiful colored photos of each area inspected. I had a full understanding of the condition of the home, and confident of what repairs were needed. We are going forward with the purchase, and in part our decision was based on the friendly and professional service provided by Steve and his company. I need to also state the Steve was very helpful in diligently providing me with some unrelated contacts that I was in need of in the Palm Coast area, and for that I am also grateful. Top of the Line - Highly Recommended Was very flexible in scheduling the inspection at a time convenient to us. At no extra charge, returned and did a second inspection of items repaired or replaced as recommended in his first inspection. Very timely in providing reports, verbally on day of inspection, followed by a comprehensive written report including photographs, which was both faxed and mailed to us in NJ and hand delivered to our real estate agent in Palm Coast. We appreciated the excellent service and attention to details.
